Job Summary
We are seeking a diligent, high-integrity Property Manager to oversee the operations of our residential properties and associated digital assets. The ideal candidate will be responsible for maintaining property value, ensuring tenant satisfaction, and managing financial performance. This role requires excellent organizational skills, attention to detail, and the ability to manage multiple properties effectively.
Key Responsibilities
- Property Management: Oversee all aspects of assigned properties, including maintenance, tenant relations, and financial performance.
- Tenant Relations: Attract and retain tenants by advertising vacancies, conducting property viewings, and negotiating lease agreements. Address tenant inquiries and complaints promptly.
- Maintenance Coordination: Conduct annual (or quarterly if possible) property inspections and coordinate repairs and maintenance with contractors and vendors. Ensure properties meet safety and habitability standards.
- Financial Management: Prepare and manage annual budgets, collect rent, handle late payments, and manage operating expenses. Prepare financial reports and analyze property performance.
- Lease Administration: Negotiate and enforce lease agreements, initiate eviction proceedings when necessary, and coordinate tenant move-ins and move-outs.
- Vendor Management: Maintain relationships with contractors and service providers, obtain competitive bids for projects, and ensure compliance with insurance requirements.
- Compliance and Reporting: Ensure compliance with local, state, and federal regulations. Review, record, and manage invoices. Prepare comprehensive management reports, make proper records in markdown, and present findings to administrators.
Requirements
- Education: College diploma or equivalent; a degree in property management, business administration, or a related field is preferred.
- Experience: Proven experience as a property manager or administrative role.
- Skills: Strong organizational, communication, and negotiation skills. Proficiency in Obsidian, Signal, and other necessary software and systems.
- Personal Attributes: Ability to work independently and collaboratively, excellent problem-solving skills, and a human-service-oriented mindset.

- Waterproofing and Water Damage Prevention: Ensure that the property is well-protected against water damage. This includes waterproofing the exterior and addressing any leaks or drainage issues promptly. Water damage can lead to significant structural problems if not managed properly.
- HVAC System Maintenance: Regularly service heating, ventilation, and air conditioning systems to ensure they are operating efficiently. This helps in maintaining indoor comfort and prolongs the lifespan of the equipment.
