• Reorganize the Land/Living Trust to manage the home with a new neutral trustee and Justin’s boys as primary beneficiaries.
  • Rent the home in the name of the trust.
  • Trust bank account -open up new account - Mercury or similar API access
  • credit card to pay utilities and other house related debts.
  • set up utilities payments online- paid from trust bank/ credit card account
  • pay for other services required to upkeep the home
  • Trust account will pay all venders as needed including property manager, book keeper and service providers.
  • Repairs before renters can move in to include holes patched in the walls, touch up paint, carpets cleaned, home cleaned, electrician to repair electrical upstairs.
  • Sprinklers repaired- scheduled and completed by May 1st if possible or grass will die
  • As soon as the house is ready, I will post it for rent on Zillow.
  • Develop/locate a property manager contract.
